Villa Vignoble is located just a few kilometers from the famous medieval town of San Gimignano also known as The Town of Fine Towers. San Gimignano is a very unique town as it has been perfectly preserved due to its hilltop location and encircling fortified walls. The small town offers many lovely attractions such as the Palazzo Comunale and the Church of Sant’Agostino, which contains frescoes dating back to the 14th and 15th centuries.

Siena is also located a short distance from the property, and is known as one of the most beautiful cities in Tuscany for its rich history, works of art and local traditions, and it is here that the Palio di Siena takes place each summer in Piazza del Campo. The popular horse race has been a tradition in Siena since the Middle Ages.

Villa Vignoble is a prestigious winery and agriturismo for sale located a short distance from San Gimignano. The property is found on approximately 21 hectares of land and includes 8.8 hectares of productive vineyards which produce approximately 70.000 bottles of wine per year, 1.2 hectares of olive groves (approximately 400 trees), agricultural land along with 10 hectares of woodland.  The property also consists of 0,9 hectares of gardens and an infinity swimming pool (9.5×4.8 meters) with views of San Gimignano.  

The winery produces both famous and prestigious wines of the area such as Chianti Colli Senese DOCG, Vernaccia di San Gimignano DOCG, Rosso Toscano IGT (Merlot), Rosso Toscano IGT (Syrah), Rosso Toscano IGT (Sangiovese), Bianco Toscano IGT (Viognier), Rosè Toscano IGT (Sangiovese).  The annual production consists of Chianti Colli Senesi (24.000 bottles), Vernaccia di San Gimignano DOCG (29.000 bottles), Rosso Toscano IGT (14.000-17.000 bottles), Bianco Toscano IGT (3.500 bottles) and Rosè Toscano IGT (2.000-3.000 bottles). The company’s merlot wine received an excellent quality report of 94/100 from a famous wine critic.

The estate also works as an agriturismo company divided amongst 6 buildings measuring approximately 665mq.

Main Building:

The main building measures approximately 341mq and develops on three floors.  This building originally formed part of a monastic complex many years ago. 

The basement floor is currently used for wine making as this area includes large tanks and machinery to work the grapes.  This floor also offers access for the agricultural tractors to enter.  Above the basement is another cantina with wine barriques.  

The ground floor consists of another cantina used for wine storage and wine aging, a small store used for the sale of the company’s products, technical rooms and two storage rooms.  Below this floor can be found two rooms once used by the monks that once lived there.

The first floor or main guest apartment (140mq) accommodates a spacious kitchen, a living room with fireplace, two bedrooms, two bathrooms and a lovely balcony. 

Second Building:

The second building measures approximately 143mq and develops on two levels.

The ground floor includes an office room, one guest bedroom and one bathroom.

The basement floor is separated into two areas: a wine tasting room that can fit up to 24 people and a storage/wine bottling area.  There exists the possibility to expand the storage area by 32mq.
