Villa Senese is a beautiful agriturismo located in the Crete Senesi, approximately 15km from Siena.  The estate measures approximately 100 hectares that are currently divided into 60 hectares of agricultural land, 25 hectares of flat land and 10 hectares of woodland.  The terrain includes a cypress tree lined drive way, an external parking area and a beautiful swimming pool offering panoramic views over the countryside.  The estate is composed of a historical main villa dating back to the 1800s, a building dedicated to the agriturismo along with three annex buildings.   

Main Villa:

The main villa measures approximately 1.250mq and is currently divided into two apartments (150mq each).  One of the apartments is located on the ground floor, whilst the second can be found on the first floor.  The villa also includes a wide living area on the ground floor and a second living area on the first floor.  The villa has been well restored as the facade includes the original brickwork.  The home is well furnished and includes under floor heating.  The northern wing and the second floor of the villa require modernization works. 

The villa offers beautiful, original frescoes in the entrance area and in a few other rooms.  The home also has a typical Tuscan kitchen with cotto flooring and a fireplace, along with five bedrooms and three bathrooms. 

Agriturismo: 

The agriturismo building is composed of four independent apartments measuring 60mq each, for a total of 300mq.  Three of the apartments offer a kitchen/kitchenette, a living/dining area, one bedroom and one bathroom; whilst the fourth apartment offers two bedrooms.  

The building has been restored using original material, yet has added modern technologies such as a ventilated roof, thermal insulated walls, solar panels for hot water supply and under floor heating.  The building also includes an anti-seismic basement room that is ready to be divided, so that each apartment has its own basement room. 

Annex Buildings: 

The largest annex measures approximately 415mq and develops on two levels.  This building can eventually be used as an independent residential area. 

The second annex develops on two levels and measures approximately 280mq.  The building currently does not have a roof as it was damaged, however, the house can be restored for residential use. 

The third annex measures approximately 60mq and develops on one floor.  Once restored, the house can be used as an independent apartment. 

Current State and Condition

The agriturismo and a major part of the villa are in perfect condition and move in ready.  The second floor of the villa, the northern part of the villa and the three annexes require restoration works.
