The 11,6 a land that comes with the property includes a garden, 1ha of olive grove and 8 ha of chestnut and oak woodland.

The property is a good opportunity for those who want to own a historic residence without bureaucratical building constraints, as the building is not marked as a heritage landmark.

Location

Villa Casa Torre is located in the Florentine countryside, approximately 12km from the city center.

Florence is known as the cradle of the Renaissance and is home to artistic and architectural masterpieces. Among the most iconic places to visit are: Il Duomo di Santa Maria del Fiore, designed by Brunelleschi and Giotto, Ponte Vecchio, Piazza della Signoria and the Uffizi Gallery, where you can find on exhibition, works of art by Botticelli and Leonardo da Vinci.

Only 30 minutes south of Florence the Chianti region is found, and it is here one can experience some of the most prestigious wines of Tuscany. The Castello di Ama of Lecchi in Chianti, Fontodi Winery in Panzano in Chianti, and Querciabella in Greve in Chianti offer some of the best wines in the area.

Description in Detail

In 1280 Villa Casa Torre was erected on top of a hill, a few kilometers from Florence, a wealthy family’s home in the shape of a tower for increased defendability and power display. During the 14th century, it was bought by a noble Florentine family and expanded into the large country residence it is today. Meticulously restored recently into a luxurious four-story villa of 550m2, divided into 6 apartments. Each apartment has an elegant style with great attention to maintaining the historical structural elements and finishing of the residence. Each apartment is furnished with high-quality furniture and appliances balancing the historicity of the building with modern comforts. Typical Tuscan cured details are selected from local producers/restorators and include wooden joists, cypress wood fixtures, terracotta tiles from Impruneta. Each apartment has a unique fireplace and floor heating/cooling with a fan coil system.

Currently, the property is managed on the international tourist market and is rented by the week. The receptive function is served by a reception room on the semi-basement floor. On the same floor in a semi-finished state are a waiting room and a spa with an indoor pool and a whirlpool.

The ground floor is divided into two independent apartments. The first apartment includes a living room, a kitchen, a bedroom, and a bathroom. The second apartment is the largest apartment of the estate and offers a double living room with a unique fireplace, a large kitchen, three bedrooms, and two bathrooms.

The first floor is divided into 4 apartments. Three apartments accommodate a living room, a kitchen, a bedroom, and a bathroom. The last apartment offers a living room, kitchen, two bedrooms, and a bathroom.

The Villa is surrounded by a lovely garden with various fountains and a beautiful outdoor patio set up with a large table for outdoor dining. Above the patio, a staircase leads to a terrace with a panoramic view and a beautiful infinity pool with 2 waterfalls and jacuzzi area. The 11,6 a land that comes with the property includes a garden,  1ha of olive grove and 8 ha of chestnut and oak woodland. The property is accessed from a private access road with electric gates and has a designated parking lot with ample outdoor parking. Being in a hilltop position, the property enjoys a lot of privacy as well as a spectacular panorama.

The Villa lends itself to use as an accommodation structure already set up and started up, but could also be converted into a first or second home. Despite the current division into 6 apartments, the property could easily be combined into different units. The loggia is equipped with underfloor heating and could be closed with a glass window to unite the entrances of the current apartments in a single corridor. The property is a good opportunity for those who want to own a historic residence without bureaucratical building constraints, as the building is not marked as a heritage landmark. Which eases the process of getting building permissions. In addition, the municipality has granted permission to build an additional 350m2 bound for tourist use for a minimum of 20 years.

Villa Casa Torre is well located near Florence but also a few kilometers from the Chianti hills with its magical villages rich in histories such as Castellina, Radda in Chianti, Volpaia, and Panzano.
