Brief Description

Now a charming farmhouse, this characteristic property has functioned as an ancient water mill to grind grain and press olives for centuries. Built in 1689AD, it has now been completely renovated and its authentic Tuscan style has been adjusted to suit the comforts of modern life.

Entering the property from a private cypress-lined access lane, one initiates a tour of the property from a characteristic terrace.

The main building is developed on two levels and divided into three independent apartments that could be connected to each other if desired. The house is finished in classic Tuscan style, including floors in rustic Tuscan marble, wood-framed windows, vaulted ceilings in some rooms and exposed beams and rafters in other rooms. During the renovation radiant under floor heating, air conditioning, armored doors, and a security system with cameras were added.

The farmhouse is surrounded by a landscaped park of 15000m2 protected by fencing and dotted with old millstones that evoke an atmosphere from the past. Inside the park, there is a swimming pool with travertine marble flooring, a fenced tennis court and soccer field. 

Location

Ancient Farmhouse Fauglia is located only 25km from Pisa and Livorno. 

Livorno is the second-largest city of Tuscany and it is famous especially for its modern harbor with a cruise ship port and its Venetian-style canals. The central waterside promenade Terrazza Mascagni, with its characteristic checkerboard paving, is the city’s main gathering place. 

Seafood in Livorno is one of the best on the coast. From Livorno is also very easy to leave for day trips towards the main other cities of Tuscany, like Pisa, Lucca, Florence and Siena. About 40 minutes driving up north along the coast, you will instead reach Versilia, one of the most popular areas of Tuscany for its beaches, restaurants, nightlife and high class boutiques.

Built in 1689AD, it has now been completely renovated and its authentic Tuscan style has been adjusted to suit the comforts of modern life. At a mere 25km from the coast and the airport of Pisa this property makes for a perfect central holiday house. 

Entering from a private cypress-lined access lane, a characteristic terrace forms the heart of the property. 

The main building is developed on two levels over 350m2 and divided into three independent apartments that could be connected to each other if desired. The house is finished in classic Tuscan style, including floors in rustic Tuscan marble, wood-framed windows, vaulted ceilings in some rooms and exposed beams and rafters in other rooms. During the renovation radiant under floor heating, air conditioning, armored doors, and a security system with cameras were added.

 

The ground floor is composed primarily of the large living room of the main apartment, complete with fireplace. An internal spiraling staircase provides access to the first floor, where we can find a large kitchen with antique marble features, a dining area with a fireplace, two double bedrooms, two bathrooms, and a loft area.

 

On the other side of the building, on the ground floor, there are the entrances to the other two apartments:
– a three-room apartment composed of a living room with kitchenette, two bedrooms, and a bathroom;
– a two-room apartment composed of a living room with kitchenette, a double bedroom, and a bathroom.

 

The farmhouse is surrounded by a landscaped park of 15000m2 protected by fencing and dotted with old millstones that evoke an atmosphere from the past. Inside the park, there is a swimming pool with travertine marble flooring, a fenced tennis court, and soccer field. The terrace has an annex with an authentic wood-burning oven, kitchenette, and a small bathroom. Making the outdoor space very pleasant for outdoor dining. A powerful but subtle lightning system accurately lights the entire structure including the outdoor facilities.

There are three wells, of which one is historical and another artisanal, and the grounds are equipped with an automatic irrigation system.

In about 20 minutes you can arrive at the beaches of the beautiful Costa degli Etruschi. The airport of Pisa is only 15 minutes away by car. From the property it is a 45-minute drive to Florence, 90 minutes for Siena and Volterra and San Gimignano are reached in 60 minutes.

  • In Lucca, the annual summer festival in Torre del Lago is the Festival Puccinianodedicated to the operas of Puccini. You can also visit the villa where he use to live;
  • It definitely worths to be mentioned the Carnevale di Viareggio: without a doubt, Tuscany’s most rowdy but good-natured “politicised” carnival.
